WHAT WE DO

Emergency Water Removal & Mitigation in Omaha, Lincoln & Council Bluffs

Mitigation is the work that stops damage from getting worse. It is different from restoration, which is putting things back the way they were. When water is still spreading, a roof is open to the sky, or a fire-damaged door will not lock, the job in the first few hours is to contain the problem, protect what is still undamaged, and make the property safe. Insurance companies expect it, too: most policies require you to take reasonable steps to prevent further damage after a loss.

We dispatch from South 22nd Street in Omaha and North 33rd Street in Lincoln around the clock. Call (402) 543-3701 and tell us what you are seeing; we will tell you what to do until the crew gets there.

What emergency mitigation includes

  • Emergency water extraction. Removing standing water from basements, carpet, and hard floors with truck-mounted and portable extractors, then setting up dehumidifiers and air movers so drying starts the same day.
  • Utility safety. Helping you locate and close the water main, and making sure wet areas are de-energized before anyone works in them. Gas or electrical service issues go to the utility: MUD or OPPD in Omaha, Lincoln Electric System or Black Hills Energy in Lincoln, and MidAmerican Energy in Council Bluffs.
  • Board-up and tarping. Securing broken windows, doors, and storm-damaged roofs to keep weather, animals, and intruders out.
  • Containment. Plastic barriers and air filtration to keep soot, sewage, or mold from spreading into clean parts of the building.
  • Contents protection. Moving furniture, electronics, and documents out of the affected area and blocking them up off wet floors.
  • Documentation. Photos, video, and moisture readings taken before and during the work, so your claim reflects what actually happened.

Common emergencies we see in the Omaha and Lincoln area

Basement flooding after heavy rain. Spring and early summer storms can drop inches of rain in a few hours. Low areas along Cole Creek and the Little Papillion Creek in Omaha, or along Beal Slough and Antelope Creek in Lincoln, see water come up through floor drains and seep through foundation walls when the ground is saturated.

Burst pipes in a cold snap. A pipe that froze overnight often does not leak until it thaws, which is why so many calls come in mid-morning on the first warm day after a deep freeze.

Storm-damaged roofs. Hail and straight-line winds are a regular part of summer in eastern Nebraska and western Iowa. A torn roof lets rain into attics and ceilings within minutes, so tarping comes first, repairs second.

Water left behind after a fire. Firefighting puts a lot of water into a building. After crews from the Omaha Fire Department or Lincoln Fire & Rescue clear the scene, that water needs to come out quickly, alongside board-up and soot control. Our fire damage restoration page covers the rest of that process.

Why the first few hours matter

Water damage is progressive. In the first hour, water spreads across floors and starts wicking into drywall and baseboards. Within a day, laminate and particleboard swell, wood floors start to cup, and odors set in. After 24 to 48 hours, mold can begin to grow on damp materials. Every hour of fast extraction and drying reduces how much has to be torn out later, which is why we treat mitigation as its own urgent job and not just the first step of a repair estimate.

Mitigation and your insurance claim

Adjusters generally expect the property owner to stop the damage from spreading, and mitigation costs are typically handled as part of a covered claim. We keep the paperwork your insurer will ask for: dated photos, daily moisture logs, an equipment list, and an itemized invoice. Learn more on our insurance claims page.

Emergency mitigation FAQs

Should I call my insurance company or a restoration company first?
If water is still spreading, call us first to stop it, then report the claim. You do not need your insurer’s permission to prevent further damage, and fast action protects your claim.

Is mitigation the same as water damage restoration?
No. Mitigation is extraction, drying, and securing the property. Restoration is the rebuild that follows. We do both, and our water damage restoration page explains the full process.

Do you work nights, weekends, and holidays?
Yes. Emergencies do not keep business hours, and neither does our phone line.

What areas do you cover for emergency calls?
Omaha, Lincoln, Council Bluffs, and nearby communities including Bellevue, Papillion, La Vista, Ralston, and Elkhorn. See our service areas.
